Things to look for in an Expenditure Condo

A pal of mine called me a few months ago, and asked me to provide him a Market Evaluation on his investment condo in Singapore. He had purchased a small condominium about a year ago, and had done so'privately', a determination he regretted for several reasons. As we're talking about his investment condominium, my thoughts went over the very best features any investor needs to be searching for when purchasing a condominium, discover more here.

1 ) ) Location, Location, Loc...
You have heard that before. The top three important ideas in real estate are....well, you will know. Its no different when purchasing an investment condominium, or a condo for the personal use. Does it be easy to spend , or will the location hamper your re-sale initiatives? When you're planning to rent it out, could be your condominium located near public transportation routes? Could be the neighbourhood safe? Many factors enter in to play.

2) Parking
Parking, specifically at central places such as Down Town, is always at a top. Even if you are fortunate enough to hire your investment out condominium reselling a flat without its parking area is tougher.

3) Balcony
Using several apartment-to-condo conversions underway, it's easy to overlook that a balcony is still one of the most important features asked by purchasers. With no a location to take a seat outside, perhaps read a novel at the air or toss some steak on the'que, proprietors and renters will really come to feel trapped in the condominium. Make certain that your expense condo has a balcony or, if located on the main floor, it has a patio space, get more info.

4) In-Suite Laundry
Less important with males, but almost'vital' to female condo purchasers and renters. Having a safe place to get your own laundry isalso, at least, a'nice to have' feature.

The above mentioned features are perhaps one of the most important types to take into account. Based on your price range, you may want to consider several more:

Bonus: Concrete Building
Usually a bit more costly, however, worth the purchase price. More quiet, stronger and stable, an expenditure condo in Singapore with floors and walls can also make for easier resale.

Reward: Central Air
Central air conditioning and heating is yet another nice-to-have feature, making the condominium more comfortable and easier to lease .

Bonus: Protected Parking
Especially together using our winter climate, having underground or indoor parking is an often-requested feature, albeit at a price premium

Back to my good friend: His private purchase was a very poor deal, as his expenditure condo had NONE of the features. Located in a rough part of the town, no parking spotwithout a balcony, no insuite laundry and also on the 3rd floor free of elevator is likely to make this a challenging sale, even in a hot market.
