Purchasing An Expense Condo? Here Is A Information!
Matters to Start Looking for in an Investment Decision Condo
A pal of mine called me a couple months ago, and asked me to provide him a Market Evaluation on his investment condominium in Singapore. He had purchased a small condo about a year ago, and had accomplished'privately', a decision he regretted for several reasons. As we were talking about his expenditure condominium, my head moved over the features any investor needs to be on the lookout for when purchasing a condominium, find out more.
1 ) ) Location, Location, Loc...
You've heard that before. The best three most important things in real estate are....well, you will already know. Its different when purchasing an investment condo, or a flat for your very own personal use. Will it's easy to resellor does the location hamper your own re-sale initiatives? When you are planning to rent out it, may be the condo located near public transportation routes? Is your neighbourhood safe? Many factors enter into play.
Two ) Parking
Parking, specifically at central places such as Down Town, is always at a premium. If you are lucky enough to rent out your investment condominium reselling a condo without its parking spot is tougher.
3) Balcony
With a number of flat-to-condo conversions underway, it is easy to overlook that a balcony remains one of the absolute most important features requested by purchasers. Without a spot to sit outside, perhaps read a publication at the brand new air or toss some beef on the'que, owners and tenants will come to feel trapped inside the condominium. Make sure your expense decision condo has a balcony or, if located around the main floor, then it even has a patio space, click here.
4) In-Suite Laundry
Less important with guys, but almost'vital' to female condo customers and renters. Having a secure place to get your laundry is, at the very least, a'nice to have' feature.
The above mentioned features are perhaps one of the most important ones. Based on your price range, you may want to consider several more:
Bonus: Concrete Building
Usually a little more expensive, however, worth the price. More quiet, more solid and stable, an investment condominium in Singapore with concrete floors and walls can also make for easier resalevalue.
Bonus: Central Air
Central air conditioning and heating is another nice-to-have feature, making the condominium more comfortable and easier to lease out.
Bonus: Safe Parking
Especially together using all our chilly climate, having underground or indoor parking is an often-requested feature, albeit at a cost premium
Back to my friend: his private purchase was a very bad deal, as his expense condominium had NONE of those features. Located in a rough part of town, no parking area without a balcony, no insuite laundry and on the floor free of elevator can make this a very challenging salein a hot market.
