Things to look for in an Investment Condo
A buddy of mine called me a couple of months ago, and asked me to provide him a Market Evaluation on his investment decision condominium in Singapore. He had purchased a small condominium about a year ago, and had completed'privately', a choice he regretted for several reasons. 1 ) ) Location, Location, Loc...
You've heard that earlier. The top three important issues in real estate are....well, you know. Its different when purchasing an investment condo, or a flat for the personal use. Might it be easy to resell, or will exactly the location hamper your re-sale attempts? If you're likely to rent out it, is the condominium located near public transportation routes? Could be the area safe? Many factors enter into play.
Two ) Parking
Parking, especially at central locations such as downtown, is always at a premium. Although you are fortunate enough to lease your investment out condo to somebody who does not drive their own vehicle, reselling a flat without its parking area is harder.
3) Balcony
Using a number of apartment-to-condo rate of conversion underway, it is easy to forget that a balcony is still probably one of the absolute most important features asked by consumers. Without a location to sit down outside, perhaps read a novel in the brand new air or throw some steak onto the'que, proprietors and tenants will probably feel trapped of their condominium. Make certain that your expense condo has a balcony , if located on the main floor, then it has a patio space, read this.
4) In-Suite Laundry
Much more important with guys, but almost'vital' to female condo buyers and tenants. Having a protected place to do your laundry is, at least, a'nice to have' feature.
The above mentioned features are perhaps the most important ones. Based on your price range, you may want to consider several further:
Reward: Concrete Creating
Usually a little expensive, however, worth the price. Quieter, stronger and stable, an investment condo in Singapore with concrete floors and walls will also make for easier resale.
Bonus: Central Air
Central air conditioning and heating is yet another nice-to-have feature, making the condominium significantly more comfortable and easier to rent .
Bonus: Secure Parking
Especially using all our winter climate, having underground or indoor parking is still an often-requested feature, albeit at a cost premium
Back for my buddy: His private purchase was a very poor deal, as his expense condominium had NONE of the features. Located in a rough part of the town, no parking spotwithout a balcony, no laundry and on the next floor free of elevator is likely to make this a very challenging salein a popular market.
