Things to look for in an Expenditure Condo

A close friend of mine called me a couple months ago, and asked me to offer him a Market Evaluation on his investment decision condo in Singapore. Turns out he had purchased a small condo about a year ago, and had done so'privately', a decision he regretted for several reasons. As we were talking about his investment condominium, my mind moved over the top features any investor needs to really be on the lookout for when purchasing a condominium, find out more.

1) Location, Location, Loc...
You have heard this before. The top three most important ideas in real estate are....well, you know. Its different when purchasing an investment condominium, or a flat on the personal use. Could it be easy to spend or will exactly the location hamper your own re-sale efforts? When you are planning to let out it, may be your condo located near public transportation channels? Could be the neighborhood safe? Many factors come into play.

2) Parking

Usually a little more costly, however, worth the purchase price. More quiet, stronger and stable, an expenditure condo in Singapore with floors and walls can also make for easier resalevalue.

Reward: Central Air
Central air conditioning and heating is yet another nice-to-have feature, making the condo more comfortable and easier to hire .

Bonus: Protected Parking
Especially with all our chilly climate, having indoor or underground parking is also an often-requested feature, albeit at a price premium

Back for my close buddy: His private purchase ended up being a very bad deal, as his expenditure condo had n one of these features. Located in a demanding part of town, no parking spot, no balcony, no laundry and also on the 3rd floor with no elevator will make this a hard sale, even in a hot market.
