Things to look for in an Investment Condo
A friend of mine called me a couple of months ago, and asked me to offer him a Market Evaluation on his expenditure condo in Singapore. He had purchased a small condo about a year ago, and had performed 'privately', a choice he regretted for several reasons. 1) Location, Location, Loc...
You have heard that before. The top three most important factors in real estate are....well, you already know. Its different when purchasing an investment condo, or a flat for the personal use. Might it be easy to resellor will the location hamper your own re-sale efforts? When you're going to let it out, could be your condo located near public transportation routes? May be your neighborhood safe? Many factors enter in to play.
2) Parking
Maneuver, specifically in central places such as Down Town, is always at a premium. If you are lucky enough to hire out your investment condominium to someone who doesn't drive their own vehicle, reselling a condo without its own parking spot is more difficult.
3) Balcony
Using several flat-to-condo conversions underway, it's easy to overlook that a balcony remains perhaps one of the most important features asked by consumers. Without a spot to take a seat down perhaps read a publication at the air or throw some beef onto the'que, owners and tenants will come to feel trapped of your own condo. 4) In-Suite Laundry
Much more important with single guys, but almost'vital' to female condominium purchasers and tenants. Having a secure place to do your own laundry is, at the very least, a'good to have' feature.

Usually a little expensive, but worth the price. Quieter, more solid and stable, an expenditure condominium in Singapore with concrete flooring and walls can also make for easier resale.

Central air conditioning and heating is another nice-to-have feature, making the condominium significantly more comfortable and easier to hire .
Bonus: Secure Parking
Especially together with our chilly climate, having indoor or underground parking is an often-requested feature, albeit at a cost premium
Back to my close good friend: His private purchase was a very bad deal, as his investment condo had NONE of the features. Located in a rough part of the town, no parking area without a balcony, no more laundry and on the next floor with no elevator can make this a difficult sale, even in a popular market.
