Things to look for in an Investment Decision Condo

A buddy of mine called me a couple of months ago, and asked me to give him a Market Evaluation on his expenditure condo in Singapore. He had purchased a small condo about a year ago, and had carried out so'privately', a decision he regretted for several reasons. As we were talking about his expenditure condo, my thoughts moved over the top features any investor should be on the lookout for when purchasing a condo, read more here.

1) Location, Location, Loc...
You've heard this earlier. The best three important things in real estate are....well, you will already know. Its no different when purchasing an investment condominium, or a condo for the very own personal use. Can it's easy to spend or can exactly the location hamper your re-sale attempts? If you should be likely to rent out it, is your condo located near public transportation channels? May be the neighborhood safe? Many factors come in to play.

2) Parking
Parking, specifically at central locations such as Down Town, is always at a top. Although you are lucky enough to rent out your investment condo reselling a condo without its parking spot is tougher.

3) Balcony
With a number of flat-to-condo conversions underway, it's easy to forget about that a balcony is probably one of the absolute most important features requested by customers. Without a location to sit down perhaps read a publication in the air or throw some steak onto the'que, proprietors and renters will probably feel trapped of their condo. Make certain that your investment condominium has a balcony or, if located on the main floor, it has a patio space, discover more.

4) In-Suite Laundry
Much more important with males, but almost'vital' to female condo customers and renters. Having a protected place to do your laundry isalso, at least, a'nice to have' feature.

The above mentioned features are perhaps the most important types. Based upon Your price range, you may want to consider several more:

Bonus: Concrete Developing
Usually a little expensive, but worth the price. More quiet, more solid and stable, an investment condo in Singapore with concrete floors and walls can also make for easier resale.

Reward: Central Air
Central air conditioning and heating is yet another nice-to-have feature, making the condo significantly more comfortable and easier to hire out.

Bonus: Secure Parking
Especially using our chilly climate, having indoor or subterranean parking is an often-requested feature, albeit at a cost premium

Back to my close good friend: His private purchase ended up being a very inadequate deal, as his investment decision condominium had NONE of those features. Located in a demanding part of town, no parking spot, no balcony, no more insuite laundry and also on the floor free of elevator can make this a hard saleat a hot market.
