Buying An Expense Condo? Here Is A Manual!
Matters to look for in an Investment Decision Condo
A close friend of mine called me a couple of weeks ago, and asked me to provide him a Market Evaluation on his investment decision condo in Singapore. He had purchased a small condominium about a year ago, and had performed so'privately', a decision he regretted for several reasons. As we're talking about his expense condominium, my head went over the top features any investor should really be on the lookout for when purchasing a condo, visit.
1) Location, Location, Loc...
You have heard that before. The major three important ideas in real estate are....well, you already know. Its different when purchasing an investment condominium, or a flat for the very own personal use. Can it be easy to spend , or can the location hamper your re-sale efforts? When you're going to let out it, is the condominium located near public transportation channels? Could be your neighborhood safe? Many factors come in to play.
Two ) Parking
Parking, especially in central locations such as Down Town, is always at a premium. Even although you are fortunate enough to hire out your investment condo reselling a flat without its parking spot is tougher.
3) Balcony
Using a number of apartment-to-condo conversions underway, it's easy to forget about that a balcony remains still perhaps one of the absolute most important features requested by customers. Without a spot to sit outside, perhaps read a book at the air or toss some beef onto the'que, proprietors and tenants will probably feel trapped inside their condo. Make sure your expenditure condo has a balcony or, if located around the main floor, it has a patio space, home page.
4) In-Suite Laundry
Much more important with single males, but almost'vital' to female condo buyers and tenants. Having a secure place to do your laundry isalso, at least, a'nice to have' feature.
The above mentioned features are perhaps the most important types. Based upon Your price range, you may want to consider several further:
Reward: Concrete Developing
Usually a little expensive, but worth the price. More quiet, stronger and stable, an investment decision condo in Singapore with floors and walls will also make for easier resale.
Reward: Central Air
Central air conditioning and heating is another nice-to-have feature, making the condominium more comfortable and easier to rent out.
Reward: Secure Parking
Especially using all our chilly climate, having underground or indoor parking is also an often-requested feature, albeit at a cost premium
Back to my close friend: his private purchase was a very bad deal, as his expenditure condo had NONE of these features. Located in a rough part of the town, no parking area , no balcony, no more laundry and also on the next floor with no elevator can make this a exact challenging salein a hot market.
