Buying An Expense Condo? Here Is A Guide!
Matters to Start Looking for in an Investment Condo
A close buddy of mine called me a few months ago, and asked me to give him a Market Evaluation on his investment decision condo in Singapore. He had purchased a small condominium about a year ago, and had done 'privately', a determination he regretted for several reasons. As we were talking about his investment condo, my thoughts went over the very best features any investor needs to be looking for when purchasing a condo, going here.
1) Location, Location, Loc...
You have heard that earlier. The major three important things in real estate are....well, you will already know. Its different when purchasing an investment condominium, or a condo for your personal use. Might it be easy to spend or can the location hamper your re-sale efforts? If you're planning to let it out, is your condominium located near public transportation channels? May be your area safe? Many factors enter in to play.
Two ) Parking
Parking, specifically at central places such as Down Town, is always at a top. Although you are fortunate enough to rent your investment out condominium reselling a condo without its own parking spot is harder.
3) Balcony
Using a number of flat-to-condo conversions underway, it's easy to forget about that a balcony remains one of the most important features asked by consumers. Without a spot to sit down perhaps read a publication at the brand new air or throw a few beef onto the'que, owners and renters will come to feel trapped in their condominium. Make sure your expenditure condo has a balcony or, if located on the main floor, it even has a patio space, read more.
4) In-Suite Laundry
Less important with single guys, but almost'vital' to female condo purchasers and tenants. Having a secure place to get your laundry is, at the very least, a'nice to have' feature.
The above 4 features are perhaps the most important types to look at. Depending on your price range, you may want to consider several more:
Bonus: Concrete Developing
Usually a bit more costly, however, worth the price. Quieter, stronger and stable, an expenditure condo in Singapore with concrete flooring and walls will also make for easier resalevalue.
Reward: Central Air
Central air conditioning and heating is another nice-to-have feature, making the condo significantly more comfortable and easier to lease out.
Bonus: Safe Parking
Especially using all our winter climate, having indoor or subterranean parking is an often-requested feature, albeit at a price premium
Back to my good friend: his private purchase was a very inadequate deal, as his expense condo had NONE of these features. Located in a demanding part of town, no parking spot, no balcony, no insuite laundry and on the next floor with no elevator is likely to make this a exact difficult sale, even in a hot market.
