Matters to Start Looking for in an Investment Condo
A close buddy of mine called me a couple of months ago, and asked me to provide him a Market Evaluation on his expenditure decision condominium in Singapore. Turns out he had purchased a small condominium about a year ago, and had done so'privately', a determination he regretted for several reasons. 1 ) ) Location, Location, Loc...
You've heard that before. The best three important ideas in real estate are....well, you already know. Its different when purchasing an investment condo, or a flat on your very own personal use. Can it be easy to resell, or does the location hamper your re-sale initiatives? If you should be going to let it out, is the condo located near public transportation channels? Could be the neighborhood safe? Many factors come into play.
Two ) Parking
Maneuver, especially at central places such as Down Town, is always at a premium. Although you are lucky enough to hire your investment out condo reselling a flat without its parking area is harder.
3) Balcony
Using a number of flat-to-condo rate of conversion underway, it's easy to overlook that a balcony remains perhaps probably one of the most important features requested by buyers. Devoid of a location to take a seat down outside, perhaps read a publication at the air or throw a few steak to the'que, owners and renters will truly feel trapped inside the condo. Especially with all our chilly climate, having indoor or underground parking is also an often-requested feature, albeit at a cost premium
Back for my buddy: His private purchase was a very bad deal, as his investment condo had NONE of those features. Located in a demanding part of the town, no parking area without a balcony, no insuite laundry and also on the next floor with no elevator will make this a very tough sale, even in a popular market.
