Things to Start Looking for in an Investment Condo

A buddy of mine called me a couple weeks ago, and asked me to give him a Market Evaluation on his investment condominium in Singapore. Turns out he had purchased a small condo about a year ago, and had completed so'privately', a decision he regretted for several reasons. As we were talking about his investment condo, my mind went over the top features any investor should be on the lookout for when purchasing a condominium, visit website.

1 ) ) Location, Location, Loc...
You have heard this earlier. The major three important factors in real estate are....well, you will already know. Its no different when purchasing an investment condominium, or a condo on your very own personal use. Will it be easy to spend , or will exactly the location hamper your own re-sale efforts? If you're likely to let out it, could be the condominium located near public transportation channels? May be the area safe? Many factors enter in to play.

Two ) Parking
Parking, especially at central places such as Down Town, is always at a top. If you are fortunate enough to lease out your investment condo to someone who doesn't push their own vehicle, reselling a flat without its own parking spot is more difficult.

3) Balcony
Using several apartment-to-condo rate of conversion underway, it is easy to overlook that a balcony is perhaps one of the most important features requested by purchasers. Devoid of a location to take a seat perhaps read a publication at the air or throw some beef onto the'que, proprietors and tenants will probably feel trapped of their condo. Make sure your investment condo has a balcony , if located on the main floor, then it even has a patio space, web site.

4) In-Suite Laundry
Less important with guys, but almost'vital' to female condo purchasers and tenants. Having a protected place to do your own laundry isalso, at the very least, a'nice to have' feature.

The above mentioned features are perhaps the most important ones. Depending upon Your price range, you may want to consider several more:

Reward: Concrete Creating
Usually a little expensive, however, well worth the price. More quiet, stronger and stable, an investment decision condo in Singapore with concrete flooring and walls can also make for easier resalevalue.

Bonus: Central Air
Central air conditioning and heating is another nice-to-have feature, making the condo more comfortable and easier to lease .

Bonus: Secure Parking
Especially together with all our winter climate, having indoor or underground parking is an often-requested feature, albeit at a price premium

Back to my pal: His private purchase was a exact inadequate deal, as his investment condominium had n one of those features. Located in a demanding part of town, no parking area , no balcony, no more laundry and on the 3rd floor free of elevator will make this a difficult sale, even in a popular market.
