Things to look for in an Expenditure Condo

A good friend of mine called me a couple months ago, and asked me to provide him a Market Evaluation on his expense decision condominium in Singapore. Turns out he had purchased a small condo about a year ago, and had performed'privately', a determination he regretted for several reasons. As we're talking about his expenditure condo, my head moved over the features any investor should be on the lookout for when purchasing a condo, visit here.

1) Location, Location, Loc...
You've heard this before. The leading three important factors in real estate are....well, you will already know. Its different when purchasing an investment condo, or a flat on the very own personal use. Does it be easy to spend , or will the location hamper your re-sale initiatives? If you are going to rent it out, may be your condo located near public transportation routes? Could be your neighbourhood safe? Many factors come into play.

Two ) Parking
Maneuver, especially at central locations such as Down Town, is always at a premium. If you are fortunate enough to lease your investment out condominium to someone who does not drive their own vehicle, reselling a condo without its parking area is harder.

3) Balcony
Using several apartment-to-condo rate of conversion underway, it is easy to forget that a balcony is one of the most important features requested by buyers. With out a spot to sit perhaps read a novel at the fresh air or throw a few beef onto the'que, proprietors and renters will probably feel trapped of the condo. Make sure your expense condo has a balcony or, if located around the main floor, it has a patio space, visit.

4) In-Suite Laundry
Less important with single males, but almost'vital' to female condo purchasers and tenants. Having a secure place to get your laundry would be , at the very least, a'good to have' feature.

Usually a bit expensive, but well worth the purchase price. Quieter, more solid and stable, an expenditure decision condominium in Singapore with floors and walls can also make for easier resalevalue.

Central air conditioning and heating is another nice-to-have feature, making the condo more comfortable and easier to lease .

Bonus: Safe Parking
Especially together using our winter climate, having indoor or underground parking is still an often-requested feature, albeit at a cost premium

Back for my close good friend: his private purchase was a very inadequate deal, as his expense decision condo had NONE of these features. Located in a demanding part of town, no parking spotwithout a balcony, no insuite laundry and on the 3rd floor with no elevator will make this a difficult sale, even in a popular market.
