Things to Start Looking for in an Investment Condo

A buddy of mine called me a couple of weeks ago, and asked me to offer him a Market Evaluation on his investment condo in Singapore. Turns out he had purchased a small condo about a year ago, and had accomplished'privately', a decision he now regretted for several reasons. As we're talking about his investment condo, my brain went over the features any investor needs to be looking for when purchasing a condo, visit here.

1) Location, Location, Loc...
You've heard this before. The top three important factors in real estate are....well, you already know. Its different when purchasing an investment condominium, or a condo for your personal use. Will it's easy to resell, or can exactly the location hamper your own re-sale efforts? If you are likely to let out it, may be your condo located near public transportation channels? Is the neighborhood safe? Many factors enter in to play.

Two ) Parking
Parking, especially in central places such as Down Town, is always at a premium. Even if you are fortunate enough to hire out your investment condominium to someone who does not push their own vehicle, reselling a condo without its own parking spot is harder.

3) Balcony
With several flat-to-condo conversions underway, it's easy to forget about that a balcony remains probably one of the absolute most important features requested by potential buyers. Without a spot to sit outside, perhaps read a publication in the air or throw some steak onto the'que, owners and tenants will probably truly feel trapped in your own condominium. 4) In-Suite Laundry
Less important with single guys, but almost'vital' to female condo potential purchasers and renters. Having a protected place to get your laundry would be , at least, a'good to have' feature.

Central air conditioning and heating is yet another nice-to-have feature, making the condo significantly more comfortable and easier to lease .

Reward: Secure Parking
Especially using all our winter climate, having indoor or subterranean parking is an often-requested feature, albeit at a price premium

Back to my good friend: His private purchase was a very inadequate deal, as his expense condo had NONE of these features. Located in a rough part of the town, no parking area , no balcony, no more insuite laundry and on the floor with no elevator will make this a tough saleat a popular market.
