Matters to look for in an Expenditure Condo

A good buddy of mine called me a couple of weeks ago, and asked me to offer him a Market Evaluation on his investment decision condominium in Singapore. He had purchased a small condominium about a year ago, and had accomplished so'privately', a choice he regretted for several reasons. As we're talking about his investment condo, my thoughts went over the top features any investor should be on the lookout for when purchasing a condo, view source.

1) Location, Location, Loc...
You have heard this before. The top three important factors in real estate are....well, you will know. Its different when purchasing an investment condo, or a condo for the own personal use. Can it's easy to resellor can the location hamper your own re-sale efforts? When you're planning to rent out it, may be the condo located near public transportation channels? May be the neighbourhood safe? Many factors enter in to play.

2) Parking
Parking, especially in central places such as downtown, is always at a premium. Although you are lucky enough to rent out your investment condominium to somebody who doesn't push their particular vehicle, reselling a flat without its parking spot is harder.

3) Balcony
With several flat-to-condo rate of conversion underway, it is easy to forget about that a balcony is probably one of the most important features asked by consumers. Without a location to take a seat outside, perhaps read a novel in the air or toss a few beef on the'que, proprietors and renters will come to feel trapped in the condo. Make sure your expense condominium has a balcony or, if located around the main floor, then it even has a patio space, discover more here.

4) In-Suite Laundry
Much more important with single adult men, but almost'vital' to female condominium purchasers and renters. Having a secure place to get your laundry would be also, at least, a'nice to have' feature.

The above mentioned features are perhaps one of the most important types to think about. Based on your price range, you may want to consider several more:

Reward: Concrete Developing
Usually a bit more costly, but worth the purchase price. More quiet, stronger and stable, an expenditure condominium in Singapore with concrete floors and walls will also make for easier resale.

Reward: Central Air
Central air conditioning and heating is yet another nice-to-have feature, making the condo significantly more comfortable and easier to lease .

Reward: Protected Parking
Especially together using our chilly climate, having underground or indoor parking is an often-requested feature, albeit at a cost premium

Back to my good friend: his private purchase ended up being a very inadequate deal, as his investment condo had NONE of those features. Located in a demanding part of the town, no parking spot, no balcony, no insuite laundry and on the floor free of elevator will make this a hard salein a hot market.
