Buying An Expense Condo? Here Is A Information!
Matters to look for in an Expenditure Condo
A close good friend of mine called me a couple weeks ago, and asked me to offer him a Market Evaluation on his expense condo in Singapore. He had purchased a small condo about a year ago, and had carried out so'privately', a choice he regretted for several reasons. As we were talking about his expenditure condominium, my head moved over the features any investor should be searching for when purchasing a condominium, clicking here.
1) Location, Location, Loc...
You have heard this earlier. The top three most important issues in real estate are....well, you will know. Its no different when purchasing an investment condo, or a flat on your own personal use. Might it be easy to resell, or can the location hamper your re-sale efforts? If you are going to let out it, may be the condominium located near public transportation channels? May be your area safe? Many factors come into play.
2) Parking
Maneuver, specifically at central locations such as downtown, is always at a premium. If you are fortunate enough to rent your investment out condominium reselling a flat without its parking area is harder.
3) Balcony
Using several flat-to-condo rate of conversion underway, it's easy to forget about that a balcony is still perhaps probably one of the most important features asked by potential buyers. With out a location to take a seat perhaps read a publication at the air or toss a few steak on the'que, owners and tenants will probably feel trapped inside the condo. Make certain that your expense decision condo has a balcony or, if located on the main floor, it has a patio space, discover more.
4) In-Suite Laundry
Much more important with unmarried guys, but almost'vital' to female condominium potential purchasers and tenants. Having a safe place to get your laundry is, at least, a'nice to have' feature.
The above mentioned features are perhaps one of the most important ones. Depending on your price range, you may want to consider several further:
Bonus: Concrete Developing
Usually a little costly, however, worth the purchase price. More quiet, more solid and stable, an investment condo in Singapore with concrete floors and walls can also make for easier resale.
Bonus: Central Air
Central air conditioning and heating is another nice-to-have feature, making the condo significantly more comfortable and easier to hire out.
Bonus: Safe Parking
Especially together using all our winter climate, having indoor or underground parking is also an often-requested feature, albeit at a price premium
Back for my friend: His private purchase was a very inadequate deal, as his expenditure condominium had NONE of the features. Located in a demanding part of town, no parking spotwithout a balcony, no insuite laundry and on the next floor with no elevator can make this a exact difficult salein a hot market.
