Matters to look for in an Expenditure Condo

A pal of mine called me a few weeks ago, and asked me to offer him a Market Evaluation on his expenditure condo in Singapore. He had purchased a small condo about a year ago, and had performed 'privately', a determination he regretted for several reasons. As we're talking about his investment condo, my brain moved over the features any investor should be looking for when purchasing a condo, clicking here.

1 ) ) Location, Location, Loc...
You've heard that earlier. The major three important items in real estate are....well, you know. Its different when purchasing an investment condominium, or a condo on your own personal use. Could it be easy to spend , or does exactly the location hamper your own re-sale efforts? If you're going to rent out it, may be the condo located near public transportation channels? May be the area safe? Many factors enter in to play.

2) Parking
Maneuver, especially at central locations such as Down Town, is always at a top. Even if you are fortunate enough to rent out your investment condo reselling a condo without its parking area is more difficult.

3) Balcony
Using a number of flat-to-condo rate of conversion underway, it's easy to overlook that a balcony is still one of the most important features asked by consumers. Without having a spot to sit perhaps read a publication in the fresh air or throw some steak on the'que, owners and renters will probably really feel trapped inside the condo. Make sure your expense decision condominium has a balcony or, if located around the main floor, then it has a patio space, clicking here.

4) In-Suite Laundry
Much more important with guys, but almost'vital' to female condo potential buyers and tenants. Having a protected place to get your own laundry would be , at the very least, a'nice to have' feature.

The above 4 features are perhaps the most important types to look at. Depending on your price range, you may want to consider several further:

Bonus: Concrete Making
Usually a little more expensive, but worth the price. Quieter, stronger and stable, an investment condo in Singapore with concrete flooring and walls can also make for easier resale.

Bonus: Central Air
Central air conditioning and heating is another nice-to-have feature, making the condo significantly more comfortable and easier to lease .

Bonus: Secure Parking
Especially with all our winter climate, having underground or indoor parking is still also an often-requested feature, albeit at a price premium

Back for my good friend: His private purchase ended up being a exact bad deal, as his expenditure condo had NONE of these features. Located in a rough part of the town, no parking spotwithout a balcony, no more laundry and on the 3rd floor free of elevator is likely to make this a hard saleat a hot market.
